There is nothing as certain as change: electronic voting; new accounting technologies; insurance requirements; landscaping trends; statute updates and modifications of banking rules. This session will be a fast paced update of what board members need to know about recent changes that can impact their effectiveness as board members.
The Impact of Arbitration Decisions for the Association Board
The state of Florida has a well-developed system to help community associations resolve conflicts without going to court. The decisions made in these arbitrations have impact upon how boards can govern wisely. This session will overview how the system works and will review key cases that board members should know.
The Three Legged Stool of Effective Boards: Financial, Legal and Operational
There are dozens of issues facing boards but the understanding the financial, legal and operational components are like having three strong legs on a three legged stool. This session will have three panel discussions to address a potpourri of situations that boards face. How do we help those who have become too old to help themselves? What about hoarders? How do we prevent fraud? What is the impact of ADA and FHA on associations? What can be done to reduce liability and the cost of insurance? What’s the truth about service animals? What do boards of 55+ communities really need to know?
Board Member Certification – Here and Now!
Florida Statutes provide that newly elected board members in condominium associations, and more recently in homeowners’ associations, have two options to be certified for board service. One option is that the newly elected or appointed director may submit a certificate of satisfactory completion of the education curriculum administered by a division-approved condominium or HOA education provider. A director who fails to complete one of the two options within 90 days of being elected is suspended from service on the board until he or she complies with this requirement. This requirement may also be completed up to one year before being elected to a board seat. Certificates of completion will be provided.
